Every Emilecon inventory is carried out by a civil engineer with two decades in construction. A settlement crack is called a settlement crack, a failed seal is called a failed seal, and each is photographed where it sits. That is the detail a deposit adjudicator needs, and a vague report never gives.

One tenancy, four fixed points

The record is only as good as the day it was made.

Day one

Full inventory and schedule of condition. Meters read, keys counted, alarms tested, every line photographed and timestamped before the tenant moves a box.

Mid tenancy

Optional interim visit. A short condition report that catches damp, leaks and damage while they are still cheap to put right.

Last day

Check-out compared against the check-in report line by line, with fair wear and tear separated from damage and each difference evidenced.

Deposit

A schedule of dilapidations your team can hand straight to the deposit scheme, without rewriting it or hunting for photographs.

How it works

01  Book

By the booking form, email or telephone, seven days a week. The address, the date and the type of visit are enough.

02  Confirmed

The appointment and a fixed rate are confirmed promptly. Last minute bookings are taken whenever the diary allows.

03  Inspection

The property is inspected room by room, with the tenant present or keys collected from your office. Every line is photographed and timestamped.

04  Report

The report normally arrives by email within 24 hours of the visit, ready to issue to the tenant for comment.

Condition and cleanliness graded separately, meters, keys and alarms recorded, and matters for the agent raised on the day.

Check-out report

Read against the check-in line by line, with each change assessed as fair wear and tear, damage, cleaning or a landlord repair.

Specimen reports: the property, people and readings are illustrative, not taken from a client report.

The compliance file

Compliant is a claim. Evidenced is a defence.

A fire officer, an insurer or an environmental health inspector never asks whether the alarm was tested. They ask for the log: the date, the zone, the result, and the name of the person who signed it.

Emilecon keeps that file for every building it manages, so the evidence is already written on the day somebody finally asks to see it.
