Optional mid-term inspection. A short condition report that catches damp, leaks and damage while they are still cheap to put right.

How it works
Booked today. Reported the same day.
By the booking form, email or telephone, Monday to Saturday. The address, the date and the type of visit are enough.
The appointment and a fixed rate are confirmed promptly. Last minute bookings are taken whenever the diary allows.
The property is inspected room by room, with the tenant present or keys collected from your office. Every line is photographed and timestamped.
The report is written on site and arrives by email within 3 hours of the visit, ready to issue to the tenant for comment.

Fixed terms ended on 1 May 2026. Check-outs no longer arrive in a predictable wave every summer, they arrive whenever a tenant decides to give notice, and the diary has to absorb it.

How quickly can an inventory be booked?
Often the next day. Next day bookings carry no extra charge, and same day bookings are £25 extra whenever the diary allows. Book online or telephone.
What is the difference between inventory only and inventory and check-in?
Inventory only is the record of condition and contents, made and delivered. Inventory and check-in adds the appointment with the tenant: the walk through, the keys and the meter readings agreed on the day.
What does a report include?
Every room described and photographed, condition and cleanliness graded separately, meters read, keys counted and smoke and carbon monoxide alarms tested, in a signed PDF ready for the tenant.
Does Emilecon work with letting agents and private landlords?
Both, on the same published price list. Agents are invoiced on delivery with seven days to pay; landlords are invoiced when the booking is confirmed.
How soon is the report delivered?
It is written on site and delivered within 3 hours of the visit.
Are visits available on Sundays or bank holidays?
Not on Sundays. Bank holiday visits are by request only and quoted individually.
