BEEAH Group has awarded Building Co. (BEST) L.L.C. the early works contract for Khalid Bin Sultan City, marking the official start of construction on its flagship mixed use development in Sharjah. The award covers site preparation and earthworks ahead of the next phase of building activity on the master planned community.
Project overview
Project name: Khalid Bin Sultan City
Client: BEEAH Group
Appointed firm: Building Co. (BEST) L.L.C.
Location: Sharjah, United Arab Emirates
Architect: Zaha Hadid Architects
Scope of works: Early works package covering site preparation and earthworks ahead of major infrastructure and building construction
A climate smart urban community
Khalid Bin Sultan City is designed as a next generation, climate smart urban community integrating residential, commercial, hospitality, retail and lifestyle components within a sustainable, technology driven environment. Designed by Zaha Hadid Architects, the masterplan is built around principles of integrated urban planning and smart infrastructure, reflecting BEEAH Group's broader focus on sustainability across its portfolio, which spans waste management, environmental services and, increasingly, large scale real estate development.
Phase one of the development is scheduled for completion in 2029, and the early works package now under way covers site preparation and earthworks, effectively clearing the ground for the infrastructure and building construction phases that will follow. Early works contracts of this kind typically involve significant groundworks, temporary access roads, utility diversions and site levelling, laying the physical foundation that later, higher value construction packages will build upon.
Significance for the Sharjah market
The award reinforces BEEAH Group's role in delivering large scale sustainable urban development in Sharjah, adding to a growing pipeline of master planned communities across the emirate that are seeking to diversify the local real estate offer beyond the more established Dubai and Abu Dhabi markets. Sharjah has increasingly positioned itself as a destination for design led, sustainability focused development, and a project of this scale, with an internationally recognised architect attached, is likely to raise the profile of the emirate's development sector further.
For contractors and specialist trades in the UAE, the commencement of on site works at Khalid Bin Sultan City signals the start of a multi year build programme that will require substantial civils, infrastructure and building packages over the coming years as the masterplan is delivered in phases.
